Since then Sanibel has been resilient in its recovery efforts but some areas that were hit the hardest are still being worked on. Some local businesses still have yet to open up as they saw total destruction of their buildings. Some of the beaches are still in recovery as well as iconic landmarks of the island that were historical and need careful attention.
Every once in a while we like to give an update on what is happening with Sanibel Island as it is an often-asked question for many people. We believe it is good to help inform both year-round and part-time residents of Sanibel as to what is going on around the island and what businesses are coming back. It also helps potential Sanibel homebuyers get to know just how special Sanibel is and the development plans happening all around the island.
The Latest in Sanibel Recovery and Re-openings
The Iconic Sanibel Lighthouse and Surrounding Beachfront
The <a href="https://en.wikipedia.org/wiki/Sanibel_Island_Light" target="_blank">historic Sanibel Lighthouse</a> lost one of its legs and took a significant beating from Ian but it remained standing. The city has been making efforts to restore the lighthouse to its full glory. Recently scaffolding was set up all around the lighthouse for more restoration efforts. There is now even more and the lighthouse is fully covered to provide protection as it is cleaned, sandblasted, and then painted.
The beach around the lighthouse is also getting a makeover with several truckloads of sand being brought in to rebuild the shoreline after storm surge washed significant amounts of sand away.
The Shell Museum
As of March 1, <a href="https://www.shellmuseum.org/visit?gad_source=1&gclid=CjwKCAjw48-vBhBbEiwAzqrZVNVFMLjDWLbq9Goc2_VHPzZgL7AWnVRK_NqieJzh-dOgRjF3oYmwIBoCe8UQAvD_BwE" target="_blank">the Shell Museum is open</a> to the public. Museum hours are Tuesday through Saturday from 10 am to 5 pm. The museum is not completely finished in its new facelift so admission is discounted currently. A portion of the museum was open previously now the museum can offer access to the aquariums, Keeper Chats in the museum, touch pool tanks, and a mobile activity cart in addition to lectures, fieldwork, classes, research, and programs for K-12 students. There is continuing work on the second floor of the museum which is expected to finish in late Spring or early Summer.
The Suncatchers Dream Store
A unique boutique shop on Sanibel Island that was located in <a href="https://shoponsanibel.com/olde-sanibel-shoppes/" target="_blank">the Olde Sanibel Shoppes Center</a> will host its grand reopening Thursday and Friday before Easter weekend. <a href="http://www.suncatchersdream.com/" target="_blank">Suncatchers Dream was</a> completely destroyed in the storm and finally ready to reopen for business. On March 28th and 29th from 9 am to 1 pm come visit the grand reopening. The store will be full of books, unique island gifts, cards, and a special guest rep from Dune Jewelry with some unique pieces made out of sand from Sanibel Island. Suncatchers Dream is located at 630 Tarpon Bay Rd.

Sanibel Island Makes Two Reader's Digest Best-of Lists
<a href="https://www.rd.com/list/most-charming-small-towns-in-every-state/" target="_blank">Readers Digest Labels Sanibel Florida's Most Charming Small Town</a>
On February 1, 2024, Readers Digest published their list of the best small towns in each state across the country. Sanibel won the title for Florida's best town. Readers digest notes that Florida is full of fantastic beaches but Sanibel is a quiet island in the Gulf of Mexico known for its beaches, especially the seashell-strewn shores. They note that the entire island was once a nature preserve and they suggest visiting <a href="https://sccf.org/">the SCCF Nature Center.</a>
They also make a note of the <a href="https://sanibelmuseum.org/" target="_blank">Sanibel Historical Museum Village</a> with its nine beautifully restored buildings that give a picture of the first days of Sanibel between the 1880s and the 1920s. Sanibel actually started as an island that required a 30-minute boat ride to access and then the causeway was built allowing for much easier access to the island via car by anybody who wanted to visit. Residents who lived on the island were more cautious of the island being overdeveloped and overcrowded with its new easy access. For this reason, the island of Sanibel petitioned to become an official city with its own government to help create laws that would inhibit the over-development of the island. Today the island holds stricter building standards to help preserve a majority of the island in its natural state and this is one of the reasons Sanibel island is so special.
But Sanabel is not only natural preserve land, there is also plenty to do on the island with its nicely balanced ratio of natural areas and modern amenities. There are golf courses, bike trails, the most amazing pristine beaches, boat tours, fishing, amazing restaurants, great shopping, and so much more. The more time you spend here the more you will discover how awesome the balance between natural and developed is.

In another article posted on February 15, 2024, Reader's Digest created a list of the best-hidden gem beaches in Florida, and of course, Sanibel was on the list. The article notes that Florida is a state full of amazing beaches, but to get the best beach experience in Florida they suggest following locals to the hidden gems.
Florida does have one of the largest coastlines in the country. It is second only to Alaska making it the largest coastline of a sunshine-filled state (tropical climate). It is not hard to see why so many people want to be in or visit Florida. But with all these beaches not all of them are amazing to visit. Some are highly popular but perhaps too popular for some and quickly become crowded. This is why Reader's Digest set out to find Florida's Best Kept Secret Beaches or beaches that seem to be hidden gems.
Sanibel Beaches That Made the List
Bowman's Beach: Readers Digest <a href="https://www.leegov.com/parks/beaches/bowmansbeach" target="_blank">recognized Bowman's Beach</a> as the best destination for shelling and watching the sunset. It is no secret that Sanibel Island is the shelling capital of the world. Bowman's Beach is located on the west end of Sanibel. If you are visiting the island for the first time it is good to know that <a href="https://www.thebellteam.com/blog/sanibel-beach-parking-permits-are-available-again-to-residents/">paying to park is required</a> to access Bowmans Beach. This is often a favorite spot for family photos for those who frequently visit and live here year-round.
Lee County Beaches That Made the List
Since Sanibel Island is located in Lee County off the coast <a href="https://www.thebellteam.com/ft-myers/">of Fort Meyers </a>we thought we would note these beaches in the county that are not far from Sanibel as well.
Lovers Key State Park: <a href="https://www.floridastateparks.org/Lovers-Key" target="_blank">Lovers Key State Park makes up</a> a small handful of tiny barrier islands off the shore of Fort Myers Beach and Estero Island. This area has been preserved and protected from development and encompasses over 2 miles of secluded beaches. It is in a fantastic spot to watch whales or spot a manatee. It is highly popular for the 5 miles of biking trails that wind through and around it. It is a great place to observe local wildlife.
Turner Beach on Captiva Island: <a href="https://www.thebellteam.com/captiva/">Captiva Island is</a> the sister island of Sanibel and is easily accessed on the west end of Sanibel by a bridge not far from Bowman's Beach across the pass. <a href="https://www.leegov.com/parks/beaches/turnerbeach" target="_blank">Turner Beach is </a>recognized on the Readers Digest list as the best for saltwater fishing. Turner Beach is located on the south side of Captiva shortly after crossing the pass from Sanibel. Readers Digest notes that Turner Beach is crowd-free and great for a picnic or having plenty of room for kids to play. It is a highly popular spot for saltwater fishermen. It is good to know that this area can have a strong under-toe so you need to be especially careful near the bridge as the water gets deep quickly. This is not the safest area to swim. If you like to fish and you live in Florida you can utilize this amazing spot with a free fishing license.
Boca Grande Beach on Gasparilla Island: <a href="https://www.floridastateparks.org/learn/beaches-gasparilla-island" target="_blank">Boca Grande Beach is</a> noted to be best for tarpon fishing on the Reader's Digest list. This beach is located between Charlotte Harbor and the Gulf of Mexico on a very quiet barrier island. It is within the county but it does take about an hour to get to from Fort Myers. Of course, it is closer to Sanibel Island. People love the island because it is easygoing and once you are there there's little use for getting around by car. Check out the two-story lighthouse on the south end of the beach built in 1890. If you are a tarpon fisherman you will definitely want to come for the world's largest tarpon tournament which is a catch-and-release tournament celebrating Boca Grande's rich fishing culture.
There are so many reasons to love Sanibel Island and these are just two of them. We truly agree that Sanabel is Florida's most charming small town and it has the best beaches in Florida. But how do you know what to get rid of? Here are some helpful decluttering tips to help you know where to begin decluttering your Sanibel home.
Start Right Away
The sooner you start the better. It gives you more time to really think about your things and if you actually use or need certain items. Giving yourself plenty of time allows you not to feel rushed and overwhelmed. Not rushing yourself helps you avoid feeling like you pressured yourself to make a rushed decision about keeping or tossing something that you will regret later. It also gives you time to sell items or take them to consignment and make a little extra cash.
If you don't know where to start or feel like the job is too big, start with one room at a time. Break it down even further and do a section of a room, like a closet or under the bed. Give yourself a goal and even a time limit to help it feel attainable and less overwhelming.
Bill Gassett of <a href="https://www.maxrealestateexposure.com" title="https://www.maxrealestateexposure.com">Maximum Real Estate Exposure</a> shared some excellent tips for de-cluttering.
"The best way to declutter a house or condo is to go room by room. If you do it piecemeal, it will take longer and be less efficient. The key is letting go of things you know you don't need. We all have an inner pack rat gene. Some have it worse than others.
By letting go of things you don't use weekly or monthly, decluttering will go much more smoothly. You'll be able to see the fruits of your labor quickly.
The other thing I recommend is knowing the value of your possessions. You don't want to toss things that could have value to someone else. If something seems valuable to others, it probably will be. You can put these items into a pile and try to sell them.
If you have enough things that are worth something, you can consider having a yard sale. An excellent way to sell a few items is through Facebook Marketplace."
Think About Your Next Home
As you decide what to pack up and what doesn't need to come with you to the next home, consider the size of your new home. If you have not yet found your next home think about what you will be looking for. Will this home be bigger? Will it be smaller? Will it have the same amount of storage space or less? If you are moving to an equally large space or larger resist the temptation to take things with you that don't need to come. It will be easier to unpack things you need and use. Unpacking can become daunting so save the trouble of <a href="https://www.thespruce.com/unpack-your-entire-home-2435815" target="_blank">unpacking things</a> you should just get rid of it.
Target Stuff Categories to Get Rid of
There are some items that you can easily say. "Yep, I don't need that," so just toss them out without thinking. These include items in the following categories:
Not Touched in 6 Mos to a Year
If there are items in your home you haven't used in a while or can't remember the last time you used them, you don't need these things. If you haven't missed the item wondering where it went or completely forgot the item until you saw it again it's time to give the item a new home. This is especially true for clothing.
Something is Still in the Box
If something in your home has been sitting around still in the original packaging or with the tags on and you can't remember when it was purchased, this is an item you can get rid of. Maybe you were given a gift that just didn't suit you. Maybe you felt bad getting rid of it. Now is the time to let these things go. Make plans to give them to someone else or sell them.
Piles of Paperwork
Staying on top of paperwork can be a last resort priority. When you are dealing with clutter and preparing to move there is no more putting it off until later. The same rule applies to paperwork. If you have clippings, recipes, etc just sitting around recycle them and let them get made into something useful. If you have important papers like old tax returns, you only need to keep those for three years. Any receipts from those returns or bank paperwork can be shredded and disposed of. Then there is the critically important paperwork you need to keep forever, your birth certificate, your social security card, certificates of authenticity, etc. These should be kept in a special-looking drawer or safe.
Things with Expiration Dates
If there is food in the pantry or medicine that is well past the use-by date, throw it away. If you have unused prescriptions that will never be used again consider calling up the pharmacy to ask if they will dispose of them for you.
Bulk Buys and Extras
If you found something on sale and bought a bunch of them to save money on future purchases or picked up extras of something. Or maybe just pick up something every time you see a new cute one like a coffee mug, ask yourself how many of that item you really do need. You might find that 10 coffee mugs are plenty instead of the collection of 35+ you didn't realize you accumulated.
Books and Magazines
Paper reading material is one of the heaviest items to move. Lighten your load by releasing items you do not read. Donate to <a href="https://sanlib.org/" target="_blank">your local library</a> or a local club. Bless yourself with less to carry around and bless others with new interesting things to read.

This helps homeowners be aware of what is happening in the community as well as be aware of what the potential for purchasing a property in a certain location is.
Recently <a href="https://www.mysanibel.com/departments/planning-and-code-enforcement/planning-commission" target="_blank">the Sanibel Planning Commission received</a> two change applications that they approved. These applications came from the Sanibel Captiva Conservation Foundation and the owners of the Old Sanibel Colored School.
Changes to the Sanibel Captiva Conservation Foundation
<a href="https://sccf.org/" target="_blank">The SCCF applied </a>for a conditional use permit to bring new uses <a href="https://sccf.org/blog/2022/01/26/update-on-puschel-preserve-restoration/" target="_blank">to the Puschel Preserve</a>. This space is owned by the SCCF and is about 11 acres in size. It is a parcel of land located at 1905 Periwinkle Way near the Purdy Drive intersection. This was the area where hurricane debris was collected and stored during recovery efforts. The land owners submitted a condition use permit to allow public access to the land and add a bike rack, picnic table, water fountain, and bottle filler combo, and solar phone charging station.
The northern five acres is a compacted shell trail and SCCF has plans to add a sculpture garden, observation platform, and pollinator garden. There is a paved driveway apron at the site now this will be removed to make way for newly planted native ground cover to limit the access point to pedestrians and bicyclists only. The SCCF CEO has assured the committee and the public that no events will be held in this new public space. The site will be maintained weekly. The trail will be strictly a walking path.
Plans for the Old Sanibel Colored School
The second application filed and accepted by the committee was for the <a href="https://en.wikipedia.org/wiki/Sanibel_Colored_School" target="_blank">Historic Sanibel Colored School</a> located at 520 Tarpon Bay Road, This used to be the Lily and Co Jewelers. The school owners proposed repairs and alterations to the building. The application was for the committee to determine if these planned changes to the exterior were consistent with the historic character of the school building. The change application was submitted by the contractors that plan to complete the work on behalf of the building owner Tarpon LLC.
At the February meeting <a href="https://www.mysanibel.com/city-council/council-advisory-committees/historical-preservation-committee-meeting-dates" target="_blank">of the Historical Preservation Committee</a>, the plans were shared and approved as they were found to be within the Sanibel Code for the preservation and upkeep of historic buildings. There was a request for additional research on the roof replacement to determine what type of metal roof the building should have. No info was found on the original roofing of the building through historian Eugene Gavin or through old photos. The oldest photo found was from 1964 which only shows a metal roof. The decision was made to allow for a seam metal roof. The plans will bring the building back to its original features of the building and allow for extra safety with an added door. There will be new HVAC condensers. This is not a huge major overhaul but more work to restore and maintain this historic gem on the island and restore some original attributes of the building.
So, Sanibel will soon have a new outdoor space to enjoy in the form of a walking trail and sculpture garden with a new stopping point for cyclists at the SCCF Puschel Preserve site and the historic building that was once the Sanibel Colored School is making improvements that will keep the building structurally sound and safe for years to come.

About North Captiva Island
North Captiva Island is sometimes also called Upper Captiva Island (another name leading people to think it encompasses a portion of the actual Captiva Island). North Captiva Island is not connected in any way to Captiva Island or the mainland The only way to get to North Captiva Island is by boat, jet ski, ferry, or a very small plane with special prior permission to fly in. The island is a no-car island. The only way to get around North Captiva is by golf cart or bike.
North Captiva Island is a perfect getaway island because you have to be more thoughtful in your travel to get here. The beaches feature white sugary sand and crystal-clear water. The island is so small you won't even miss having a car. Most people walk or travel with a golf cart along the sandy unpaved roads. North Captiva was once part of Captiva Island. The islands split as a result of the Tarpon Springs Hurricane in 1921 which created a channel now known as Redfish Pass. About 50 years after the hurricane people began to settle on North Captiva. There are somewhere around 300 full-time residents living on this "remote" southwest barrier island. Many homes are located along the northernmost tip of the island and down toward the bay. As more people build homes on the island, measures have been put in place to limit the number of buildings to preserve the natural beauty of the island. About Captiva Island

Unlike North Captiva, Captiva Island can be accessed by a car, but only through driving across the entire length of Sanibel Island. Captiva is connected to Sanibel with a bridge on Sanibel's west end. Captiva used to be part of Sanibel Island until a hurricane created Blind Pass and separated the island in two in 1926. The Pass was dredged in 2009 to make the separation permanent as it refilled over time. Captiva has some unique secrets of its own, like being the place where a portion of the film G.I Jane was filmed and a favorite spot of Theodore Roosevelt. This quiet island is also a spot where some celebrities have come to live and/or vacation in privacy.
Captiva is 7 miles long, about half the length of Sanibel. Though it is small it is not lacking in natural southwest Florida beauty or fun things to do. This project is a stage of rebuilding the Sanibel beaches by bringing in sand and revitalizing island beaches. The beaches of Sanibel and Captiva are one of the biggest draws to the island. They not only bring several visitors to the islands to enjoy some of the most amazing beaches in Florida and the world but they also provide a comforting spot to frequently visit for those who live here year around.
The Closing of the Lighthouse Beach Bayside Parking Lot
On February 20, 2024, the city will temporarily close the Bayside parking lot <a href="https://www.mysanibel.com/government/public-works-department/useful-links/parks-public-beaches/public-beach-information/public-beach-park-information2" target="_blank">at Lighthouse Beach Park.</a> The closing of this parking lot is to provide a staging space for contractors and equipment. The Bayside parking lot is the one near the fishing pier. The lot will be closed temporarily to help ensure the best environmentally friendly practices with as little impact on the beaches as possible. The city of Sanibel is conscientious and responsible in caring for the environment and especially making sure that shorebird nesting is unharmed in the process of re-nourishing the beaches.
Staging at the Bayside parking lot will be for contractors to re-nourish the Lighthouse Beach and the <a href="https://www.yelp.com/biz/donax-beach-sanibel" target="_blank">Donax access point</a>. Closing this parking lot gives contractors access to these areas without harming or displacing any wildlife through the process.
There will still be access to the beach for the public as well as accessible parking. Only the Bayside parking lot will be closed to house construction equipment like sand trucks. The <a href="https://www.mysanibel.com/content/download/31151/file/Sanibel%20Beach%20Parking%20Map.pdf" target="_blank">gulf-side parking</a> lot that is at Lighthouse Beach will remain open during the project.
The Latest Plans for the Beach Re-nourishment on Sanibel Island
The beach re-nourishment project began in December 2023 after some delayed plans to bring re-nourishment to the beaches mainly through bringing in several trucks full of sand to rebuild the shoreline that was washed away by the hurricane. The bulk of the waiting time for the project to begin was due to retaining signed notices to gain access to the beach from homeowners who lived along the areas being revitalized.
The closure of the parking lot will allow sand trucks to come into the area so that they can begin to place sand on the eastern portion of Reach Four and Reach Five which is the area from Donax to Lighthouse Beach.
Significant erosion occurred in these areas after the hurricane brought storm surges onto the shores and pulled much of the shoreline out into the water as the surge receded. This created channeled gullies along the coastline. The project is focusing on replacing around 400,000 tons of sand to bring the beach berm back to the state it was before the storm and fill in any gullies created by the storm surge.
This is not the only area that will be revitalized by the project. The project is expected to continue for another couple of months and wrap up in April 2024. This is however just an estimate, it could take a little bit longer or it could be done in a lesser timeframe. The project will bring between 120 and 160 trucks to the island hauling between two and three loads of sand every day back and forth. Work will be carried out from the hours of 6 AM to 6 PM on Monday through Friday. If needed the same work timeframe will be utilized on Saturdays.
If you are driving to or from Sanibel Island in the early morning you may notice a large concentration of sand trucks as they arrive on the island with their first loads of sand. The city has planned for the trucks to be spread out during the day with their travels bringing sand to the beaches so that they have a lesser impact on island traffic.
Five stretches of the Sanibel beach line are on the calendar for revitalization. Some plans allow for more than one stretch of beach line to be worked on during the same time. Once the planned sections are fully complete the work crews will move on to the next planned section of each line. Beaches, or portions of beaches, being worked on of course will be closed while under construction, and other areas of Sanibel beaches will remain open. A Peek at the Unique Details
A Peek at The Unique is an event that allows you to tour homes and gardens around Sanibel and Captiva. This year the event will be on Saturday, March 16 from 9 AM to noon. Tickets for the event are $65 per guest and will be available soon.
The event has been running for almost 20 years and is somewhat of an island institution. It is a great day out for both Islanders and seasonal residents. It is not uncommon for people to fall in love with this home tour event and make it a yearly tradition to take part in. This year the peek will be more of a petite peek to be mindful that many businesses and residents on the island are still recovering from the last 16 months after the hurricane. Zonta will also be hosting other events <a href="https://sanibelcommunityhouse.net/series/zontas-jukebox-bingo/" target="_blank">including Jukebox Bingo</a> on February 21, March 20, and April 17. Bingo tickets are $20 paid at the Community House door on the day of the event. Reservations for bingo are not required but it is first come first serve and seats are limited.
What Programs Does Zonta Provide?
Zonta is an organization that provides service to many nonprofits and organizations around the islands, the region, and the country that help empower the lives of other women. Many of the members of Zonta have given their time to organizations like F.I.S.H. of Sanibel Captiva, Children's Netwerk of Southwest Florida, Healthy Start, Pace Center for Girls in Lee County, Trailways Camp, Abuse Counseling and Treatment, Community Housing and Resources, the Blood Drive in conjunction with Lee County health, Habitat Women Build, and much more.

Some of them are more hidden than others. There are several interesting and somewhat little-known facts about Sanibel. One of them is that Sanibel is home to the first-ever Chico's store.
<a href="https://www.encyclopedia.com/books/politics-and-business-magazines/chicos-fas-inc" target="_blank">Chico's is </a>a national clothing chain featuring women's clothing. The store is a popular national retailer that started as just one shop on little Sanibel Island in 1983. The store took on significant damage a little over a year ago during Hurricane Ian. The store has undergone a major renovation and is open once again at the <a href="https://www.periwinkleplace.com/shops" target="_blank">Periwinkle Place shopping center</a>. The store opened on January 11 with a celebration that included a ribbon cutting with <a href="https://sanibel-captiva.org/sanibel-captiva-island-chamber-of-commerce/" target="_blank">the SanCap Chamber of Commerce</a>. There will also be a plaque to commemorate Chico's first-ever store.
The Newly Renovated Chico's
The store saw a significant amount of damage and underwent a major renovation in the works for about a year and a half. The store has a new fresh look. The new design is updated with a modern coastal feel. The store feels larger with an open floor plan and clear sightlines. new design elements include warm oak and brass displays, beamed ceilings, "hidden" light fixtures, lime walls in custom paint, and rustic oak flooring, The new store features a larger fitting room area and has a new look including painted wainscoting, linen wallpaper, back-lit three-way mirrors, and new artwork.
In addition to all of the fresh and new, the store also held onto a touch of the old. The store is utilizing heritage furniture from the original location. One special piece is a chair <a href="https://www.twst.com/bio/marvin-j-gralnick/" target="_blank">built by Marvin Gralnick</a>, the founder of the clothing company. There are also iconic fashion styles on display and brand milestones shared throughout the store. The original sign was salvaged and cleaned up and is displayed at the top of the staircase. The staircase doubles as a gallery wall displaying art, memories, and artifacts. The second floor is home to Soma brand products, a store-within-a-store.
Chico's Role in Hurricane Relief Efforts
The Chico's corporate headquarters is now <a href="https://www.thebellteam.com/ft-myers/">located in Fort Meyers.</a> When the hurricane hit the company turned its building into a home base within 24 hours. There were over 1,000 essential workers from the American Red Cross, Florida Power and Light, and more stationed in the company headquarters to help aid in relief to Sanibel and Lee County. The building became a command center for disaster relief working around the clock for two months.
Chico's also cared for their 1,4000 employees impacted by Hurricane Ian by setting up an Employee Disaster Relief Fund. They provided help with temporary living expenses and helped with mental health services and legal representation. The store also set up a system where customers could turn loyalty points into donations for the Red Cross efforts.
Chico's is very happy to see the store that started it all back up and running again.
Sanibel has been making a lot of progress in restoration recovery from the hurricane. More and more Sanibel businesses are back open for business from local restaurants and services to retail stores and resorts. The community on Sanibel is truly unique. It is estimated that somewhere around 357,000 properties received a notice of foreclosure filing last year according to a report shared by <a href="https://www.attomdata.com" target="_blank">real estate data firm ATTOM.</a> These numbers have increased by 10% from the previous year and by 136% from the year before.
While this may seem like a massive flood <a href="https://www.moneygeek.com/mortgage/terms/foreclosure/" target="_blank">of foreclosure</a>, it is a good idea to be objective about the whole picture before becoming concerned about foreclosures popping up in Sanibel and around the country causing another housing crash. A lot of the giant increase in foreclosure numbers in 2021 was attributed to <a href="https://www.usda.gov/media/press-releases/2021/01/20/biden-administration-announces-foreclosure-moratorium-and-mortgage" target="_blank">the moratoriums</a> ending after the president put them in place during the pandemic. It is more of a correction in the market than a cause for a housing crash alarm.
The moratoriums were put into place as Americans suddenly found themselves without jobs because companies had to shut their doors during the worldwide pandemic. Millions of Americans found themselves without a way to pay their mortgage or even put food on the table. The federal moratorium was in place until mid-2021 and as it ended this is when foreclosure numbers skyrocketed. Some states decided to extend these moratorium restrictions but as they all ended it expectedly increased the number of foreclosure proceedings.
It's also good to know that fewer homes are being purchased and sold as compared to pre-pandemic and more normalized real estate market conditions. Even with these increases the number of foreclosure filings was still below the peak number filed in 2010 just after the major housing crash.
What areas of the country have the highest foreclosure rates?
Though the state of Florida is on the list of the highest foreclosure rates in the country it is still far below the state recorded with the most foreclosure filings in the country. And areas of Florida with the highest foreclosure filings are not in the Lee County area.
New Jersey is recorded as the highest state in the country in 2023 for foreclosure filings. The numbers for New Jersey foreclosures sit around 0.46% of all homes in the entire state. The next state in line with the highest foreclosure numbers is Illinois at 0.42%. Then comes Delaware, Maryland, Ohio, South Carolina, Nevada, Florida, Connecticut, and Indiana.
Florida State is in the top 10 of states with the highest number of foreclosures but it is number eight out of 10 and the number of foreclosures is at 0.37% of all properties across the state of Florida. This is still a very low number of homes seeing foreclosure filings as compared to all of the homes owned in the state currently. And Lakeland Florida is the most prominent area of the state currently seeing foreclosure filings where the number of filings is still below 1% of homes.
Will foreclosure numbers increase in Florida and Sanibel? The answer is it is probably likely that there will be an increased number of foreclosure filings. Here are a few reasons why purchasing a home currently could be a good idea.
Prices are Predicted to Increase
As mortgage rates are coming down and some are predicting them to continue to drop, house prices are expected to increase. Home <a href="https://www.benzinga.com/money/low-housing-inventory" target="_blank">inventory remains low</a> but the demand for homes remains high and this keeps market values increasing. Data from November 2023 just a few months ago showed that home prices increased from the year previous. Each local real estate market has different pricing trends but several locations across the country have continued to increase values.

It has not completely balanced the market back out but it has tipped the scales a bit in a buyer's favor. As mortgage rates drop more and more this brings more buyers into the market and this could bring back more bidding wars and competition.
This also helps a buyer to be able to ask more from the sale to help get the home sold. For example, at the peak of the pandemic when interest rates were 2% buyers were so competitive that sellers had to do practically nothing to sell the home. Today buyers benefit from contingencies and concessions they would not be able to ask for during that time.
The competition was so fierce that if a buyer was brave enough to go through with a home inspection they wouldn't dare ask for a home seller to fix any issue referenced in the inspection report. Today buyers have the leverage to ask for fixes or negotiate a different price point. Competition heating up could lead to buyers giving up these powerful negotiation tools again.
Home Inventory is Slowly Increasing
The real estate market has seen an astonishing low inventory for several years. The pandemic brought it to lows we never expected. However, the housing inventory has been below what is considered a balanced market for some time prior to the pandemic. But there are <a href="https://www.firstsecurity.mortgage/post/2023-real-estate-market-the-rising-but-slow-home-inventory" target="_blank">promising increasing numbers</a>. Inventory has grown 5.1% from September to October 2023 and many believe this is a sign that inventory will continue to slowly increase. The Return of the SanCap Audubon Bird Walks
Bird walks are a fun way to get out in the gorgeous unspoiled nature of Sanibel Island, get out of bed on a Saturday morning, and meet some great people. The Sanibel Captiva Audubon hosts the bird walks and they are resuming birdwalks in 2024.
The first Bird Walk was on January 6. This first walk was the best place to start the year enjoying nature, <a href="https://www.fws.gov/refuge/jn-ding-darling" target="_blank">the J.N. Ding Darling Wildlife Refuge.</a> Walks are scheduled for every Saturday through January at a different location each week.

Good Info to Know
Walks at the wildlife refuge will meet at the overflow parking lot on the left side of the entrance. Walks at the refuge are more of a caravan car tour setup. Walks at Bunche Beach will be actual outdoor walks and it is suggested that you bring shoes that can get wet and dirty. <a href="https://www.floridarambler.com/beaches/bunche-beach-preserve/" target="_blank">Brunche Beach is</a> located at the end of John Morris Road in Fort Meyers just across the water from Sanibel Island. There is a parking fee of $2 per hour for the public lot that can be paid via smartphone.
Walks are led by an experienced leader who will make the experience interesting and educational. Walks do require walking up to a mile and on uneven terrain. Walks are open to anyone interested at all age levels. You do not have to be a member so this is a great thing to check out while visiting the island.
About the Sanibel Captiva Audubon Society
The mission of the Sanibel Captiva Audubon Society is "We support and premote bird life on Sanibel and Captiva island with an emphasis on habitat conservation in education." As stated on the front of their website at the Sanibel Captiva Audubon Society website. Their 70th anniversary is coming up and they will be celebrating to commemorate it on January 20 from 2 to 4 PM <a href="https://sanibelcommunityhouse.net" target="_blank">at the Community House.</a>

This change stretches beyond Lee County across the entire state of Florida. Requests and a push for the changes originated in Lee County with the <a href="https://www.leeclerk.org/about-us/about-our-leadership" target="_blank">Lee County Clerk Kevin Karnes</a> in partnership with state lawmakers. They initiated the process with the introduction <a href="https://www.flsenate.gov/Session/Bill/2023/1419" target="_blank">of HB 1419</a> to make it much more difficult to file a fraudulent property deed.
Exactly What Will Change in the Deed Recording Process
Under the current recording process, it is required that each deed have the signatures of two different witnesses. Each of the two witnesses must have their names legibly printed typewritten or stamped just below the legal signature. On January 1 2024 it will also be required that each witness provide their pot office address on the deed as well.
Karnes, the Lee County Clerk believes this will be added protection to make it even harder for a property to be stolen through a deed recording. He is optimistic about the new recording process in partnership with the property fraud prevention pilot program.
What is the Property Fraud Prevention Pilot?
This pilot program is another layer of property fraud protection. The official full name of the program is The Title Fraud Prevention Through Identity Verification Pilot Program. The program requires that every person with a name listed on the legal title document be filed with the clerk to provide a government-issued identification document with a photo for the deed to be officially processed and accepted into the legal record.
Lee County is Florida's chosen location for a pilot program in this added layer of fraud protection with property deeds. The pilot has been running in Lee County since the summer of 2023. Having a government-issued photo ID assists officials in investigating fraudulent activity. Having a legal photo ID included makes it easier for law enforcement to verify that the parties named on the deed are who they say they are.
Another Added Layer of Protection Offered to Sanibel Island Homeowners
Lee County officials want Sanibel homeowners and homebuyers to know that they can add another layer of important protection for their property deeds by signing up for the Lee Clerk's free Property Fraud Alert Service. This service provides notification by letting a person know if another document is submitted with their name. This can include mortgages, deeds, and other forms of a similar fashion. The place to sign up is at <a href="https://www.leeclerk.org/services/property-fraud" target="_blank">www.leeclerk.org/fraudalert</a>.

They also got to spend some time shooting at the J.N. Ding Darling National Wildlife Refuge and played a special role in the rescue of a baby green heron that was found tangled in a fishing line with hooks. A ranger helped them to rescue the baby bird and it is a fond memory the cast will not soon forget.
What is the Story About?
Not too much about the storyline of the film has been revealed but it is about a young woman named Daniela Charles who has always dreamed of big accomplishments in the future but her plans are altered when she is led to try and save her hometown and ends up finding love. The original concept for the film was something thought up by one of the actors JT Hodges.
Why Sanibel?
JT is more than just a main character in the movie and the storyline creator. He is a frequent visitor to the islands. JT Hodges has been a featured musician in the Champions 4 Children fundraising concert for many years. JT loves coming to the islands and wanted to do something to help positively impact the islands and help with recovery after the Hurricane. He wanted to bring a film to the island to highlight how amazing Sanibel is and encourage people to come and check it out for themselves. Almost every investor in the movie is a business owner or resident of the islands. There is a goal to bring profits back to the islands.
When Can You Watch It?
There's nothing official yet but the plans are to sell the movie to a distributor when filming is 100% complete. There is no specific distributor in line to purchase the movie but the crew is considering Hallmark, Netflix, or Hulu. Chapelle the supervising Director has never been to the islands before filming the movie and it has left a long-lasting impression on her. She says that Sanibel reminds her of Hawaii with its gorgeous scenery and would love to bring business back to the islands as they recover from the storm. She hopes the film will raise awareness and has plans to come back to the island for the movie premiere.

There will be some new faces coming to the Captiva Farmers Market this year. One of these anticipated new vendors <a href="https://www.mediterdelight.com" target="_blank">is Mediterranean Delight</a> with freshly prepared Mediterranean dishes. Sanibel Island is of course the sister island to Captiva and the Sanibel Farmers Market is in a very close location to the Captiva market. The farmers market on Sanibel Island is open from October through May on Sundays from 9 AM to 1 PM. They are open on Easter day as well. The market is located at 800 Dunlop Rd.
This market has been running since 2008 and has been a long beloved island tradition. The market takes place in front of City Hall and parking is located at City Hall, the Sanibel Library, Big Arts, and the Schoolhouse Theater. There's a designated area to park bikes at City Hall as well as handicap parking.
It is very important to note that though the Captiva market is friendly to dogs no pets are allowed within the market area in the Sanibel Farmers Market.

So if you only had one credit card, for example, and it had a $10,000 limit and you had $5000 of that limit used this would be a 50% debt to credit utilization. The ideal debt-to-credit utilization that a lender wants to see is below 30%.
So if you close a credit card this lowers your credit limit and can instantly and significantly increase your utilization ratio. So closing old credit cards that are not used can impact your utilization as well as your credit history two important factors that go into your overall credit score.

One of the most iconic activities on Sanibel Island is visiting the Shell Museum. So if you want to get to know the island it is good to know about Sanibel's shell museum.
Sanibel Shell Museum Opening with a New Name
The museum has been closed for some time since the hurricane swept through the island. The museum will open early next year in 2024 and the building will have a new sign and logo that sports its new name. Instead of the Bailey Matthews National Shell Museum, the new name will now be the<a href="https://travel.usnews.com/Sanibel_Island_FL/Things_To_Do/Bailey-Matthews_Shell_Museum_62081/" target="_blank"> Bailey Matthews National Shell Museum and Aquarium</a>. It is a small shift but the re-opening seemed like a good time to redesign the space and highlight the aquarium portion of the museum.
The aquarium exhibits were added to the shell museum in 2020. In addition to the new name and a new logo which means a brand new sign that will greet visitors out front, there will be newly redesigned permanent exhibits. Some of these new exhibits will include the living gallery of aquariums and marine life and shell exhibits <a href="https://www.shellmuseum.org/great-hall-of-shells" target="_blank">in the Great Hall of Shells.</a>
A little more information on the museum
The museum officially opened on Sanibel Island in 1995 but has been in the works since 1984. The idea to start the museum came from a local shell collector Charlene McMurphy. She invested $10,000 to start the project and with the help of many other shell enthusiasts began the dedicated journey of making the museum a reality. The museum became the only accredited museum in the country devoted solely to shells and mollusks. The museum has a mission of using exceptional collections, programs, aquariums, experiences, and science to strive to be the leading museum in the country communicating everything there is to know about mollusks and shells and the ecosystems in which they live.
Plans for reopening
The museum will open in the early part of 2024. In this first opening, the ground floor will be available to the public. There will be a second phase of opening later in the year. The first phase will <a href="https://www.shellmuseum.org/aquariums" target="_blank">include the aquariums,</a> welcome lobby, and museum store. The second floor coming later will include the great hall of shells, special exhibition galleries, auditorium, and classrooms. The museum has been making great progress the tanks were refilled in the summer of 2023 as well as generating salt water on their own for aquarium exhibits. The building was repaired in the winter and spring and in just a few months the museum will open the first portion.
